That history matters on the ground: older, tree-shaded lots near downtown are usually fescue and need very different timing than the full-sun bermuda and zoysia lawns going in on Franklin’s newer subdivisions.
Franklin sits in Middle Tennessee’s Nashville Basin, where limestone bedrock often runs close to the surface. That makes for fertile soil, but it also tends to run neutral-to-alkaline and can be thin in spots — both things our lime and nutrition timing account for.
Franklin sits in the turf transition zone, where both cool-season fescue and warm-season bermuda/zoysia are common. We time visits differently depending on which one is actually growing in your yard rather than applying one calendar to both.
We moved into a new build in Spring Hill last year and the lawn was basically compacted clay with sod on top. Founders aerated it that fall and the difference by spring was obvious.
